Frequently Asked Questions

I already have a handyman I call when something breaks—why do I need a whole service?
That's great that you have someone you trust. Our service is more about ongoing maintenance—like changing air filters, smoke detector batteries, and spotting issues before they break—so you avoid emergencies and costly repairs.

I don’t think I need that much help… maybe just with a few things, but not a whole service.
That’s totally okay. We have smaller service packages and one-time visits, so you can try us out without committing to anything long term. You stay in control of what you want done and when.

What is the benefit of using potassium?
Potassium pellets can be used instead of salt in a water softener. They both function similarly; however, potassium is about 25% less effective than salt and is approximately 5 times more expensive. The benefit of potassium is reduced sodium content in the water, which is ideal for individuals with sodium dietary restrictions.

What about salt crystals?
Crystals are more prone to bridging and clogging. Also, pellets are more suitable for all-in-one systems and for households with medium to high water usage. If your system requires crystals, just let us know and we will provide salt crystals at no additional cost.

I’ve always taken care of things myself and I’m not used to hiring help.

What is a filter MERV Rating?
MERV stands for Minimum Efficiency Reporting Value, and it's a rating of how well an air filter traps particles. Filters with a higher MERV rating are beneficial for individuals with special needs or severe allergies; however, they restrict air flow, putting more strain on the air conditioning unit. To protect your equipment, it is recommended to use filters with a lower MERV rating and change them often.

I don’t want to feel like I’m giving up my independence.
Actually, many of our clients say this service helps them stay independent longer. It means you don’t have to rely on family or neighbors for every little thing, and you can keep living safely and confidently in your own home.

When should smoke detectors be replaced?
To keep you protected, changing the batteries in smoke detectors is just one consideration. Smoke detectors have a service life of 10 years. Missing detectors or detectors older than 10 years should be replaced as soon as possible.

Terms of Service

General

  • Payment is due at the time of service. Monthly invoices for service plans are due upon receipt. Acceptable methods of payment include cash, check, credit card, and electronic payment.
  • Accounts must be current for uninterrupted service.
  • All pricing includes sales tax.
  • Service option discounts do not apply to materials and supplies.
  • Heratage will strive to maintain the value and pricing of the offered services, however any advertised pricing may be subject to change due to unique circumstances or changes in the market.
  • To protect its employees, its clients, and its interests, Heratage reserves the right to refuse service for any reason. Heratage does not condone any discrimination on the basis of race, creed, or class.
  • All offers are only valid within Heratage's current service area in Southern Utah, including Saint George, Washington, Santa Clara, Ivins, and neighboring areas.
  • Standard business hours are from 9 a.m. to 5 p.m. Monday through Friday. Any service requested outside of the standard business hours is conditional upon Heratage's availability and may be subject to additional fees. Heratage is not structured to provide on-call or emergency response services after hours.
  • Advertised pricing is applicable to typical single-family homes, up to 3,500 SF. Pricing may vary for larger homes or homes with unique circumstances.
  • It is the customer's responsibility to make Heratage aware of any special needs or restrictions.
  • All plumbing, mechanical, and electrical work is excluded. Work in these trades should be performed by licensed contractors. Where these trades are required, Heratage will provide the customers with a referral if desired.
  • The customer shall provide free and clear access to all items being serviced. Customers must remove or protect any personal items within the service area.
  • Any AC power or water required to perform the service will be provided by the customer.
  • Maximum service height is 15' above the finished floor. Greater heights will be evaluated on a case-by-case basis.
  • After proper maintenance has been performed, any unused portion of allowances or "up to" limits shall be retained by Heratage. No excess materials will be stored at the customer's property, unless prior arrangements have been made.
  • Special requests, including requests for optional materials, must be sent to Heratage 5 business days prior to service to assure they are fulfilled. Additional time may be required depending on availability.
  • All services provided are final and no refunds or exchanges will be offered once the service is completed.

Cancellation Policy

  • Cancellations made up to 24 hours before a scheduled appointment via email, text, or phone call will be processed without a penalty.
  • Cancellations made 24 hours or less before an appointment will be subject to a charge of $45. This includes appointments where our service provider is unable to access the property, is turned away, or the client is a no-show.
  • If Heratage cancels an appointment with less than 24 hours' notice, a new appointment will be scheduled without penalty to the client, subject to availability.

All Materials and Supplies

  • Heratage will install customer supplied materials at no additional cost, provided they are readily accessible and appropriate for the application. Materials may also be provided by Heratage at an additional cost, please inquire about current rates.
  • Heratage material rates include sales tax, delivery at time of service, and handling.
  • The brands and features of standard materials provided by Heratage may vary. 
  • Customers shall make Heratage aware of any special material requests or requirements prior to service, allowing sufficient time for approval and procurement.
  • Material allowances included with select service plans reset on the anniversary of enrollment. Any unused amount does not roll-over. Material amounts applied towards the allowance are based on the Heratage material rates.

Water Softener Service

  • Service: Heratage will add the requested amount of salt or potassium to the brine tank, not to exceed the recommended capacity.
  • Frequency: recommended at least quarterly, more often as needed.
  • Limits: up to one water softener per service option.
  • Materials: salt pellets in 40-pound bags (billed separately).

Air Filter Changes

  • Service: Heratage will vacuum the debris from the return air grill and change the air filter.
  • Frequency: recommended at least quarterly, more often as needed.
  • Limits: up to four filter changes per service option. Note: the limit may vary based on the ease of access.
  • Materials: 1-inch-thick pleated furnace air filters rated MERV 5 or MERV 8 (billed separately).

Light Bulb Changes

  • Service: Light bulb changes include replacing readily accessible light bulbs.
  • Frequency: as needed
  • Limits: up to four fixtures per service option. Note: the limit may vary based on the ease of access.
  • Materials: A19 standard round or BR30 flood, interior LED, 60 to 65-watt equivalent, non-dimmable with standard E26 bases, and color temperature range between 2700K to 4000k (billed separately).

Battery Changes

  • Service: Heratage will change the batteries in requested devices, including smoke detectors, automatic blinds, etc.
  • Frequency: recommended at least annually for most devices, more often as needed.
  • Limits: batteries changes in up to four devices per service option. Note: the limit may vary based on the ease of access.
  • Materials: 9 volt or AA alkaline batteries (billed separately).

Smoke Detector Replacement

  • Service: Heratage will replace existing detectors with recently manufactured smoke detectors (within the last 18 months).
  • Frequency: smoke detectors should be replaced 10 years after the manufacture date.
  • Limits: one detector replacement per service option. Any modification to the existing wiring is not included and must be performed by a licensed electrician.
  • Materials: hardwired or battery powered smoke detector with alkaline or lithium battery and photoelectric sensor (billed separately).

Toilet Seat Replacement

  • Service: Heratage will replace an existing toilet seat with a new seat.
  • Frequency: as needed.
  • Limits: one toilet seat replacement per service option. Does not include cleaning the toilet bowl or tank.
  • Materials: According to preference and availability, standard options include elongated or round, plastic or enameled wood, and soft-close (billed separately).

Exhaust Fan Grille Vacuuming

  • Service: Heratage will vacuum the bathroom exhaust fan grilles.
  • Frequency: recommended at least bi-annually, more often as needed.
  • Limits: up to four exhaust fans vacuumed per service option. Grilles are vacuumed in place.
  • Materials: none.

Dishwasher Filter Cleaning

  • Service: Heratage will remove the dishwasher filter, dispose of any solid waste, rinse it in the kitchen sink, and replace it.
  • Frequency: recommended at least quarterly, more often as needed.
  • Limits: one dishwasher filter cleaning per service option.
  • Materials: none.

Dryer Lint Trap Slot Cleaning

  • Service: Heratage will remove the lint trap and brush & vacuum the lint trap slot, clearing out the lint buildup within the slot.
  • Frequency: recommended at least bi-annually, more often as needed.
  • Limits: one lint trap slot cleaning per service option. Does not include cleaning the dryer vent (see below). All clothes and personal items in the dryer will need to be removed by the customer prior to service.
  • Materials: none.

Quick Fixes

  • Service: Heratage will perform a quick fix, such tightening loose screws, replacing outlet covers, etc.
  • Frequency: as needed.
  • Limits: one task per service option. Please let us know what you need done and we will let you know how we can help. Note: some issues may be outside of our area of expertise.
  • Materials: as needed (billed separately).

Refrigerator Coil Cleaning

  • Service: Heratage will pull out the refrigerator, sweep & vacuum the floor behind the refrigerator, remove any panels to access the coil, clean the accessible coils using brushes, vacuum, & blower, and return the panels & refrigerator.
  • Frequency: recommended at least once a year, more often as needed.
  • Limits: one refrigerator coil cleaning per service option. Only for refrigerators up to 25 cubic feet. Any water leaks must be repaired by a licensed plumber.
  • Materials: none.
  • Notes: the refrigerator will be unplugged during the cleaning (approximately 20 to 30 minutes).

Water Heater Flush

  • Service: Heratage will shut off the valves and thermostat to the water heater, open a faucet inside the home, drain the water heater into the street or available drain using a pump, and restore hot water service, valves, & settings.
  • Frequency: recommended at least once a year to remove sediment.
  • Limits: one water heater flush per service option. Does not include tankless water heaters (see below). A 110V outlet is required in close vicinity to the water heater.
  • Materials: none.
  • Notes: the hot water to the property will be shut off for the duration of the service (approximately 45 to 60 minutes) and will take additional time to heat up afterwards. Following the service, some fixtures may expel trapped air and/or sediment until purged.

HomeWatch Visit

  • Service: Heratage will visit your property during extended absences to identify any issues, secure the doors & windows, collect deliveries & flyers, flush toilets & drains, and address any other specific needs.
  • Frequency: recommended at least monthly, more often as desired.
  • Limits: one visit per service option. The price of the visit may vary based on the size of the property and the nature of any special needs. Personalized visits may incorporate other service options.
  • Materials: none.

Safety & Maintenance Evaluation

  • Service: Heratage will evaluate the home by checking a list of safety and maintenance items, such as smoke detectors, ground fault circuit interrupts (GFCI's), water pressure, and other items. 
  • Frequency: recommended at least once a year, more often as desired.
  • Limits: one evaluation per service option. The price of the evaluation may vary based on the size of the property. Does not include being on the roof, in crawl spaces, in attics, or outside of the normal living areas.
  • Materials: none.

Other Assistance

  • Service: Heratage will provide general assistance, such moving furniture, assembling a fixture, etc.
  • Frequency: as needed.
  • Limits: one task per service option. Please let us know what you need done and we will let you know how we can help you. Note: some issues may be outside of our area of expertise.
  • Materials: as needed (billed separately).

Dryer Vent Cleaning

  • Service: Heratage will pull out the clothes dryer, sweep & vacuum the floor behind the dryer, remove the vent connection, clean the dryer vent using a vacuum, drill, vent brush, & extension rods, reattach the vent connection, and return the dryer.
  • Frequency: recommended at least once a year, more often as needed.
  • Limits: one dryer vent cleaning per service option. Does not include any work or cleaning that requires walking on a roof.
  • Materials: none.

Tankless Water Heater Flush

  • Service: Heratage will shut off the valves and power to the water heater, circulate vinegar or another descaling agent through the water heater using a pump, flush with clean water, and restore hot water service, valves, & settings.
  • Frequency: recommended at least once a year, more often as needed.
  • Limits: one tankless water heater flush per service option.
  • Materials: none.
  • Notesthe hot water to the property will be shut off for the duration of the service (approximately 60 to 120 minutes). Following the service, some fixtures may expel trapped air and/or have a slight odor until purged.

AC Condenser Coil Rinse

  • Service: Heratage will remove any leaves and debris from the condenser coil, remove the top of the unit when possible to access both sides of the coil, rinse the coil with water, and replace the top of the condenser unit.
  • Frequency: recommended at least once a year, more often as needed.
  • Limits: one AC condenser unit per service option. Does not include any work that requires walking on a roof or entering the attic.
  • Materials: none.
